Renting from Genesis means you can enjoy more security and more stability with tenancies available for up to 5 years on most of our properties. Our standard tenancy period is 1 year, but you can also take a tenancy for 2, 3, 4 or even 5 years subject to availability. Whatever length of tenancy you take, after the first 12 months of your rental you can give us 2 months’ notice if you need to move out.

Our properties are generally new build or nearly new, with contemporary kitchens and bathrooms. All feature quality white goods including a hob/oven, a fridge freezer and a washer/dryer. And you can also rent our properties furnished if you wish, at an additional charge.

We’re transparent about all our charges for letting; you can find details of our fees on the Arranging a Viewing section above and we also provide a quality service once you’ve moved in, with a dedicated property management team to assist with any queries as well as a 24 hour emergency repair service.

When you rent from Genesis, we realise you’re renting a home. That’s why we allow you to really make the place your own, from hanging up pictures to redecorating if you want to. All we ask is that you return the property to us at the end of your tenancy in the state you found it when you moved in.

Once we know what you’re interested in, we’ll book you into the next available viewing. You’ll be met by one of our advisors who’ll show you around the property and answer any questions you may have.

Once you’ve viewed a property and want to proceed, you’ll need to reserve the property. This means we’ll take it off the market for one week while we progress your application and we won’t accept any other offers during that time.

We’ll charge you a fee of £250 to reserve the property but if you move in, this fee will be deducted from your first month’s rent. If your reference check is not satisfactory and we cannot let you move in, we will refund your reservation fee. If your reference check is satisfactory but you then decide not to move in, we will retain your reservation fee.

If your reference check is satisfactory, we’ll agree a date for you to move in and you’ll then need to sign a tenancy agreement.

Reference check: Once you’ve reserved a property, you’ll need to undertake a referencing check. This is done online with our partner, RentChecks, and you will pay them directly. The maximum fee currently charged for this is £40 for referencing per applicant. We make no administration charge for this service.

Rent: If your tenancy begins during the 1st – 14th of a month, you will pay the remainder of that month’s rent only as your first payment. If the tenancy begins on the 15th or later, you will pay the remainder of that month’s rent and all of the next month’s rent as your first payment. Your Direct Debit will then begin on the 1st of the next month for your subsequent rent payments.

Deposit: Typically you will provide 6 weeks deposit, but in certain circumstances you may be asked to pay more. We are required by law to place your deposit in a Government authorised tenancy deposit scheme. You will receive certification from the Deposit Protection Service within 30 days of your tenancy start.

Check in/check out: We make no charge for the check in process which is handled by an independent company on our behalf. You will be charged a check out fee when you move out, which will be deducted from your deposit. Fees for check out currently range from £80 – £115 depending on your apartment size.

You are responsible for all utility bills for the property such as Council Tax, Gas, Electricity and Water from the tenancy start date until tenancy end. You will be provided with meter readings for all utilities on move in and should notify suppliers appropriately.

You are allowed to make changes to the property, provided they are not structural in nature and that you have the written permission of your property manager. This will include hanging pictures and redecorating.

However, the property must be returned to us when your tenancy ends in the same state as detailed on your check in report. Please consult your property manager for further advice.

1 bedroom apartments to rent are approximately £1300 pcm

2 bedroom apartments to rent are approximately £1600 pcm

3 bedroom apartments to rent are approximately £2100 pcm
